Every market is unique, yet the national sentiment has given rise to the notion that housing markets are stalling. Although desirous buyers are out on an increasing number of showings, there remains a limited number of desirable listings. And although mortgage rates have remained enticingly low, home prices have reached unaffordable levels for many new entrants into the housing pool at exactly the same time that established owners are proving to be less interested in moving. National Home Sales

After three straight monthly declines, existing-home sales slightly reversed course in September, but ongoing supply shortages and recent hurricanes muted overall activity and caused sales to fall back on an annual basis, according to the National Association of Realtors®.

Lawrence Yun, NAR chief economist, says closings mustered a meager gain in September, but declined on an annual basis for the first time in over a year (July 2016; 2.2 percent). “Home sales in recent months remain at their lowest level of the year and are unable to break through, despite considerable buyer interest in most parts of the country,” he said. “Realtors® this fall continue to say the primary impediments stifling sales growth are the same as they have been all year: not enough listings – especially at the lower end of the market – and fast-rising prices that are straining the budgets of prospective buyers.”

Added Yun, “Sales activity likely would have been somewhat stronger if not for the fact that parts of Texas and South Florida – hit by Hurricanes Harvey and Irma – saw temporary, but notable declines.” More.

WASHINGTON (August 24, 2017) – Listings in July typically went under contract in under 30 days for the fourth consecutive month because of high buyer demand, but existing-home sales ultimately pulled back as large declines in the Northeast and Midwest outweighed sales increases in the South and West, according to the National Association of Realtors®.

Lawrence Yun, NAR chief economist, says the second half of the year got off on a somewhat sour note as existing sales in July inched backward. “Buyer interest in most of the country has held up strongly this summer and homes are selling fast, but the negative effect of not enough inventory to choose from and its pressure on overall affordability put the brakes on what should’ve been a higher sales pace,” he said. “Contract activity has mostly trended downward since February and ultimately put a large dent on closings last month.” More information here >>>>

Chattanooga (July 11, 2017) - There has been a general slowdown in sales across the country, and this cannot be blamed on negative economic news. Unemployment remains low and wage growth, though nothing to overly celebrate, has held steady or increased for several years in a row. There is strong demand for home buying, emphasized by higher prices and multiple offers on homes for sale in many sub-markets. As has been the case for month after month – and now year after year – low inventory is the primary culprit for any sales malaise rather than lack of offers. More information here.

WASHINGTON (July 24, 2017) – Existing-home sales slipped in June as low supply kept homes selling at a near record pace but ultimately ended up muting overall activity, according to the National Association of Realtors®. Only the Midwest saw an increase in sales last month.

Lawrence Yun, NAR chief economist, says the previous three-month lull in contract activity translated to a pullback in existing sales in June. "Closings were down in most of the country last month because interested buyers are being tripped up by supply that remains stuck at a meager level and price growth that's straining their budget," he said. "The demand for buying a home is as strong as it has been since before the Great Recession. Listings in the affordable price range continue to be scooped up rapidly, but the severe housing shortages inflicting many markets are keeping a large segment of would-be buyers on the sidelines." WASHINGTON (June 21, 2017) – Existing-home sales rebounded in May following a notable decline in April, and low inventory levels helped propel the median sales price to a new high while pushing down the median days a home is on the market to a new low, according to the National Association of Realtors®. All major regions except for the Midwest saw an increase in sales last month.

Lawrence Yun, NAR chief economist, says sales activity expanded in May as more buyers overcame the increasingly challenging market conditions prevalent in many areas. "The job market in most of the country is healthy and the recent downward trend in mortgage rates continues to keep buyer interest at a robust level," he said. "Those able to close on a home last month are probably feeling both happy and relieved. Listings in the affordable price range are scarce, homes are coming off the market at an extremely fast pace and the prevalence of multiple offers in some markets are pushing prices higher." Six Selling Myths Uncovered

During my nearly 20 years in real estate, there are some myths I encounter over and over. And they can keep people for getting the most money from the sale of their home. So today, I’m busting myths and helping my clients improve their bottom line.

Myth 1 - You should always price your home high and negotiate down.

Truth: Pricing too high can be as bad as pricing too low. If you list too high, you’ll miss out on buyers looking the price range where your home should be. Offers may not even come in because buyers who are interested in your home are scared off by the price and won’t even take time to look at it. By the time you correct the price and list your home at its fair market value, you will have lost that window of opportunity when your home draws the most attention from the public and other real estate agents – this is the first 30 days your home is on the market. A well-trained agent who looks out for your best interest will consult with you on your home’s fair market value and different pricing strategies for the current market.

Myth 2 - Minor repairs can wait until later. There are more important things to be done.

Truth: Minor repairs make your house more marketable, allowing you to maximize your return or minimize losses on the sale. Most buyers are looking for homes that are ready for them to move in to. If your home happens to attract a buyer who is willing to make repairs, he or she will begin asking for repair allowances that come out of the asking price. The amount of an allowance that you must offer a buyer is usually more than what it would cost for you to make the repair (or hire someone to make the repair). Remember, buyers are comparing your home to other homes that are currently on the market. Your home should be inviting so that everyone who looks at it can see themselves living there.

Myth 3 - Once a potential buyer sees the inside of your home, curb appeal won’t matter.

Truth: Buyers probably won’t make it inside your home if the outside doesn’t appeal to them. Buyers and their agents often do drive-bys before deciding whether a home is worth their time to look inside. All it takes is keeping the lawn mowed, shrubs and trees trimmed, gardens weeded and edged, and clutter put away. 

Myth 4 - Your home must be every home buyer’s dream home.

Truth: If you get carried away with repairs and replacements to your home, you may end up over-improving the house. There’s a point where improving your home doesn’t pay off – at least not dollar for dollar. The key is to consider what competing properties feature and look like. A highly motivated real estate agent will consult with you on what competing properties have to offer so you know what home improvement decisions to make.

Myth 5 - You’re better off selling your home on your own and saving money on the commission you would have paid to a real estate agent.

Truth: Statistically, many sellers who attempt to sell their homes on their own can’t complete the sale without the service of an agent. Homeowners who succeed in selling their home themselves usually net less than if they had a real estate agent working for them. The National Association of Realtors surveys consumers ever year, including homeowners who sold homes on their own. Over 70% of these homeowners say they would never do it again.

Myth 6 - When you receive an offer, you should make the buyer wait. This gives you a better negotiating position. 

Truth: You should reply immediately to an offer. When a buyer makes an offer, they are at that moment in time ready to buyer your home. Moods can change and you do not want to lose the sale because you have stalled in replying.

How Seniors Can Pack Wisely for A Move

Many seniors choose to live in their own homes during their golden years, but for some, making a move to a smaller place or into a family member’s home is the right decision. Preparing for such a big change can be a little overwhelming, especially during the packing process; there are so many things to consider, including what to keep and what to get rid of in order to downsize.

Fortunately, there are several easy tips on how to pack smart before a big move. Here are a few of the best.

Find the Right Boxes

One of the first things you’ll need for a move is boxes, but it’s important to make sure you get a variety of sizes so you can have smaller containers for fragile items. Bigger boxes should be reserved for bulky items--pillows, blankets, etc.--rather than several things that will make it too heavy to carry.

Clean and Organize

Before you pack up, it’s important to go through your belongings one room at a time and create three piles: keep, toss, and donate. If you’ve lived in the same place for a while, it’s likely that you have quite a few things stored in closets and drawers that you don’t use anymore. It might be helpful if you have a family member or two around to help you go through these things, because they may take a few items off your hands. You can also take this opportunity to give possessions such as jewelry or photos to grandchildren or other loved ones.

If you have a lot of belongings, it may seem overwhelming at first to go through everything. Start in one section of one room and work your way out from there rather than trying to multitask. Also, clean as you go--come armed with paper towels, furniture polish, trash bags, and rags--so you can reduce the amount of work you’ll have to do later.

It’s also important to think about new ways to keep prized possessions; for instance, if you have a lot of photo albums, consider condensing them all onto a thumb drive that you can use in a digital picture frame. This way, you can create space and look at all your photos at the same time.

Keep Track of Your Things

As you pack, write down each item on a piece of paper and, when the box is full, tape the paper to the outside so you can find things easily once you get to the new house. Keep like items together and stack the boxes in the room they were packed from after marking them with the section they go in.

Leave the Important Things for Last

Reserve a box just for your medications, toiletries, and other necessities which can be packed up last and keep these in the car with you rather than in the moving van or truck. Also, keep a box free for paper towels, trash bags, cleaners, hand soap, dishes, cups, utensils, napkins, and anything else you might need on the first day in the new place. This way, you won’t have to dig through several boxes to find those necessities.

Remember, making any move can bring up a lot of emotions and can take a toll on your mood, so try to de-stress as much as possible. Compare rates for movers. Designate family members or friends to help out as much as possible and take breaks often. Stay hydrated and keep several small snacks available throughout the day to help you stay motivated and energized.

You put your house on the market, ran an ad in the newspaper classifieds, and sat by and watched as the phone didn’t ring. To make matters worse, few, if any people came by the house. This happens frequently, and the problems in all cases are usually the same.

Danger #1: The Dangers of Pricing Too High

You probably have lots of emotion built into your house. Maybe you fixed it up, or you raised your children there. You home is a special place. But when it’s time to sell, don’t let emotion play a role in your pricing decision!

Many sellers don’t understand that overpricing can result in your getting LESS for your house than if you had priced it correctly in the first place. Knowledgeable agents and buyers often won’t bid on an overpriced home. By the time you reduce the price to where it should have been, many of your best prospects will have moved on to other houses. This decreased demand for your property. The problem is exacerbated if you placed your home on the market in the spring, it sat on the market “overpriced” through the summer, and now the market has slowed.

Also, consider that agents tend to steer buyers away from homes that have been in the Multiple Listing Service for long periods of time. Agents and buyers become suspicious that something is wrong with the property if it didn’t sell relatively soon after going on the market. It’s important to price it right the day you list it for sale!

Danger #2: Lack of Exposure

 It’s a fact that most real estate transactions occur between buyer’s and seller’s agents. Buyer’s agents typically find properties for their clients through the Multiple Listing Service. Not being in MLS makes it extremely difficult to get buyers through your door. If your home is not in the MLS, you’re off the radar! Hire a good real estate agent, and get into MLS!

Aggressive marketing strategies are part of what gets your home sold. In a hot market, the MLS is probably the only exposure your home needs. But if the market is anything less than red-hot, your agent will need to expose your home to many people – through fliers, social media, web marketing, open houses and email blasts to other agents. This is only part of the multi-step marketing plan Fuqua Group uses to promote homes we have for sale.

Danger #3: Not Packaging Your Home for Sale

Curb appeal is everything! You can take two identical homes next door to each other, both for sale. The first home has a cluttered yard with tall grass and weeds. The shutters are chipping. There are toys in the yard. Inside, the house is cluttered and the walls could use a coat of paint. On the other hand, the owners next door paid a landscaper to mow the lawn, trim the shrubs and clear the gutters. Inside, they added fresh coat of pain and cleared their clutter. Two identical home. Both owners bad the same amount – guess which home is going to fetch more money???

A few days or labor and minimal investment can make the difference between your house sitting on the market and selling the day you put it on the market. Cosmetic appeal is essential!

Danger #4: Negotiating Foolishly

If you appear too eager or too anxious to make a deal, buyers become suspicious. Worse, they may lower the offer because they think you’re desperate to sell your home. Stay cool!

The best thing you can do is let your real estate agent handle your negotiations. Help Buying and Selling Your Home

Two new certifications have appeared in the real estate industry in recent years: Senior Real Estate Specialists and Certified Senior Housing Professionals. Both designations are for realtors trained in helping seniors navigate real estate decisions. These realtors can be used for buying, selling, renting, or even moving into a care facility. Realtors with SRES and CSHP credentials understand senior-specific funding options like reverse mortgages and utilizing retirement funds for home buying. They can also help seniors locate home inspectors, movers, and aging-in-place specialists.

Help Making the Big Move

When the houses have been bought and sold, there’s another group of senior specialists for the next stage of relocation: the move. Senior move managers, also known as senior move specialists, are professionals who market their organizational and planning services to aging adults who are relocating but can’t — or don’t care to — manage the workload on their own.

While many seniors would love to have their children help them move, it’s not always a possibility or even the best choice. Moving out of a home that’s been lived in for decades in a safe neighborhood is a physically and emotionally challenging task, and many people are well-served by a neutral third party who can help make decisions about what belongings to cull. Even if adult children are nearby and able to take time off work, they may have the same emotional attachments that make the move so challenging for their parents. Whether a senior has chosen to move into a smaller home for retirement or ill health requires a sudden move into a care facility, professional help can be a godsend. The emotional, organizational, and physical demands of moving can be burdensome for older adults, and navigating the particulars of the real estate market can be more than a little confusing. By putting the reins in the hands of specially-trained professionals, seniors can take the stress out a late-life move and focus on enjoying their retirement.

Potential buyers are much more likely to return to a home that impresses them at first glance, while homes that appear disorderly or poorly maintained seldom sustain buyer interest.

1. Home Odors.
Because homeowners become desensitized to the odors in their homes, they rarely realize how obvious odors can be to visitors.  This is particularly true of pet owners and smokers.  
    
2.Carpet and Flooring.  
One of the most visible areas of your home is your flooring. If your carpet is worn or dirty, get it replaced or cleaned. If you have vinyl flooring with corners coming up, get it glued down. Special note: Replacing flooring in smaller areas, such as kitchens, with high quality flooring can bring in premiums in price.

3. Paint and Walls.  
Paint is one of the least expensive ways to “spruce-up” your home.  Consider painting outside trim and interior walls and doors.  

4. Clutter.  
Excess clutter is a big buyer turn-off.  You have to move anyway, so you might as well pack away items that make your home feel good to you, but turn off buyers. This includes nick-knacks, furniture, pictures, wall hangings, plants, etc.

5. Signs of Pests.  
If you have any sign of mice, rats, roaches, spiders, or bees, you should immediately contact a local pest control company and have them eliminated. There’s no better way to show your home is filthy than by infestations. Remove all spider webs with a broom.

6. Landscaping. If your landscaping is messy, overgrown, or looks cluttered in any way, you need to fix it. Buyers make positive or negative conclusions about your home within the first five minutes. Don’t lose the battle before you’ve even begun.

Chattanooga Home Sales 

As we enter the final quarter of 2016, not much has changed since the year began. Market predictions have been, in a word, predictable. A relatively comfortable pace of activity has been maintained thanks to continuing low unemployment and mortgage rates. The one basic drag on market acceleration has been inventory decline. There is little to indicate that the low inventory situation will resolve anytime soon. More.

Existing-home sales ascended in October for the second straight month and eclipsed June's cyclical sales peak to become the highest annualized pace in nearly a decade according to the National Association of Realtors®. All major regions saw monthly and annual sales increases in October. More.

Christmas Attractions 

Tennessee Valley Rail Road North Pole Limited

Trains take riders on an imaginary journey to the North Pole. Along the way, you’ll be treated to refreshments, storytelling, and occasional sing-a-longs. As the train gently rolls down the rails, a number of lighted displays can be seen outside.  Once the train pulls into the “North Pole”, a special guest boards for a visit.

Evening trains depart at 5:30 p.m. and 7:30 p.m. Earlier trips on Saturdays have been added departing at 11:30, 1:30 & 3:30.  During the return ride, Santa makes his way through the train cars to greet every child and presents a keepsake item to all the children.

Rock City Gardens’ Enchanted Garden of Lights

As anticipated at the outset of the year, demand has remained high through the first three quarters of 2016, propping up sales and prices despite heavy reductions in inventory and months of supply across the country. With rental prices and employment opportunities in a consistent climb, year-over-year increases in home buying are probable for the rest of the year but not guaranteed. More.

Closed sales began to cool for much of the country last month, and conventional wisdom indicates that year-over-year declines are going to be present for the remainder of the year, given the low inventory situation in most markets. The fair features music, games, country crafts, livestock, rides and more.

RiverRocks is a multi-day event that brings world-class and amateur athletes to the Scenic City to compete and celebrate Chattanooga’s outdoor lifestyle and enjoy live music. Athletic events include rock climbing, trail running, kayaking, open water swimming, rowing, cycling, off-road biking, paddling and much more. 

Three Sisters Music Festival - September 30-October 1, 2016
The 10th annual celebration of Bluegrass on the River in Chattanooga. Two big days, Three Great Sisters. Held at Ross' Landing. 

Autumn Children's Festival - October 1 - 10 a.m. - 6 p.m.  -  Free
The Festival attracts over 3,000 attendees over two days who enjoy delicious food, activities, crafts, and games for all ages, including: Star Wars characters, princesses, superheroes, inflatables, a petting zoo, face painting, kiddie train, carnival games with prizes, arts and crafts, as well as health and wellness and educational programs. CultureFest at the Chattanooga Market - October 2nd - 11 a.m. - 4 p.m.
17th Annual CultureFest – Come experience the rich cultural diversity of Chattanooga through arts, food, dance, and live music. Enjoy a multicultural fashion show, dance contest and an exhibition of culturally-themed art.  Local, ethnic organizations will be on hand displaying cultural artwork, offering food samples & cooking demos along with other global customs. 

Georgia Apple Festival – Arts and Crafts Show
October 8th - 9th, October 15th - 16th
There are over 300 vendors with handmade, hand-crafted items, as well as many on-site demonstrations of how selected types of crafts are made. This year promises many new crafts as well as favorites from past festivals. There is a parade and antique car show each year. The antique car show is held at the Civic Center on October 8th. The parade is on October 15th and begins at 10 AM in historic downtown Ellijay.

Prater’s Mill Country Fair 
October 8 (9 a.m. - 6 p.m.) and October 9 (9 a.m. - 5 p.m.) 
surrounding buildings, has grown into a full celebration of Appalachian traditions featuring live music, Southern food and handmade crafts and original art created by nearly 200 talented artists and artisans. Demonstrations include blacksmithing, quilting, weaving, woodcarving, rug hooking, and hand tufting, the precursor to the famous machine tufted carpet industry of Dalton, Ga.

A family outing is not complete with a little competition, so drive around in our pedal carts for a friendly family race. End the night with a relaxing hayride made for the entire family. Fall, fun, laughter and enchantment await...only at the Enchanted Maize at Blowing Springs Farm.

Celebrate at Rock City's German Festival Get in touch with Rock City’s German Heritage during the 10th annual Rocktoberfest. Rock City Square will be transformed for a celebration of harvests and fall foliage.

A day at the McDonald Farm is full of activities! Pricing Your Home Incorrectly

I'm starting a new series on the blog about avoiding real estate mistakes. Buying or selling a home can be sort of a mystery to people - especially if you've never done it before. That's why you need a trusted advisor to help you through the process. Read on for my tips about making one big real estate mistake - pricing your home incorrectly.

Every seller wants to realize as much money as possible when selling their home. The natural inclination is to price the home high, thinking you can always come down in the future. But a listing price that is too high frequently nets the seller LESS money than an original price at market value. Why is this? Because people looking for homes in your price range will reject your home in favor of other homes in a reasonable price range.

And heres the real clincher: Agents who would readily bring buyers through your home will automatically cross it off their showing schedule because its priced too high. They're only motivated to show homes with the highest probability of selling. Agents simply will not show overpriced homes because they work by commission. They know market values because its their job to know. And they don't want to waste their time.

So you price your home high, thinking you can come down. Problem is the agent and buyer community don't look at it that way. They see it as an overpriced home. After a few months go by, eight or 10 open houses, signs, agent tours and not a nibble. So you decide to lower your price again. But its too late and your home has already been branded by the agent community. So you reduce your home a little more. And little happens. Finally, in order to attract attention back to your home, you've reduced your home price more than you ever thought you would, and you're now netting much less than if you had priced it correctly in the beginning.

And think about this: The money you lost is not just the lower sales price, but all the extra interest you paid on your mortgage and all the extra property taxes and other carrying costs that accrue while your home is waiting to sell. I've seen it happen time and again!
